How GRD Home Loans Works

GRD brings home loan borrowers together to create collective bargaining power. By building a group of borrowers looking to refinance for a better deal, GRD can approach multiple lenders on the group's behalf, negotiating product and pricing that you cannot access on your own.

Register Your Interest

Are you looking to refinance your home loan, seeking a better deal so you can potentially pay it off faster? Register your interest in a Group Rate Discount Home Loan. There is no obligation, no loan application at this stage and we won't bombard you with marketing emails.

Build the Group

One home loan borrower has limited to no bargaining power. A group of home loan borrowers has much more. GRD brings borrowers together so we can negotiate with lenders as a group.

Negotiate with Lenders

GRD approaches multiple lenders on your behalf and the group. We ask them to compete for the group's combined home loans, negotiating interest rates, product, discounts and home loan features that you may not be able to negotiate on your own.

Review the Offer

Once GRD has negotiated an offer with a lender, we'll send you the details to review. You can compare the interest rate, product, discount and home loan features before deciding if the Group Rate Discount Home Loan is right for you. There is still no loan application and no obligation to proceed.

Apply with the Lender

Like the offer and want to proceed? You can now apply for the Group Rate Discount Home Loan directly with the selected lender. Your application and supporting information are provided directly to the lender, not GRD, and will be subject to the lender's normal lending criteria and approval process.

Why GRD Home Loans?

Banks negotiate differently when there is more business on the table.

As an individual home loan borrower, your bargaining power is limited. GRD changes that by bringing borrowers together and negotiating as a group.

But the ideal home loan isn't just about getting a lower interest rate today. The product, discount and features can all make a difference to how you manage your home loan and how quickly you can potentially pay it off.

GRD was created to give the individual borrower the bargaining power of the group.

Why I Created GRD Home Loans

After more than 20 years working in residential lending, I've seen the same problem repeatedly. Individual borrowers have very little bargaining power compared with the amount of business a group of borrowers can bring to a lender.

GRD Home Loans was created to change that.

Instead of negotiating one home loan at a time, GRD brings existing home loan borrowers together and approaches lenders with the combined value of the group.

The idea is simple: bring borrowers together, create greater bargaining power and negotiate a better home loan deal for the group.

Frequently Asked Questions

Answers to some common questions about GRD Home Loans, how it works and what happens when you register.

A Group Rate Discount Home Loan brings existing home loan borrowers together so GRD can approach lenders with the combined value of the group. This creates greater bargaining power than an individual borrower would normally have on their own.

You register your interest and GRD builds a group of existing home loan borrowers looking to refinance. We then approach multiple lenders and ask them to compete for the group's combined home loans by negotiating interest rates, product, discounts and home loan features.

No. Registering your interest is not a home loan application and there is no obligation to proceed. If GRD negotiates an offer you are interested in, you can review it before deciding whether you want to apply with the lender.

No. There is no cost to register your interest in a Group Rate Discount Home Loan.

GRD only asks for the information we need to understand the group and negotiate with lenders. We don't need your full name, property address, income, loan account numbers or supporting documents when you register. If you later choose to apply, the lender will collect the information it needs directly from you.

Tell us when you register. If you want to refinance now rather than wait for a Group Rate Discount, we can let you know what options are available.

I'd keep that deliberately broad until you've finalised the referral partner and process.

There is no set timeframe. GRD's goal is to negotiate with lenders twice a year, however this will depend on the combined value of home loans registered and ready to refinance. Once there is sufficient borrower interest to create meaningful bargaining power, GRD can approach lenders and negotiate on behalf of the group. We'll keep you informed and let you know when the next Group Rate Discount is available.

No. You are under no obligation to take any action. GRD will send you the details of the negotiated offer for you to review. If you decide the Group Rate Discount Home Loan is right for you, you can choose to apply directly with the lender. If not, you don't need to do anything.
